Answer:	Yes, but it's a tight fit. The wooden frame is 21 3/4" wide, so while it will fit in a 22" joist bay, there's little tolerance for adjustment. Your joists had better be parallel in both directions. Mine were a little out of whack in both directions, so I had to make tapered shims to compensate. One hint: check for squareness of the assembly by closing the stairs and seeing if the door cover (presumed to be a rectangle) lines up.

Answer:	Rather than risking your safety and welfare on an old unit, buy a new one. The ladder wood dries out with heat and old age, the hardware gets bent and loose. Probably one spring broke so they removed the other. How does it stay closed with no springs? My hardware and spring arms were getting very loose and the steps would crunch when you stepped on them from being dry. Weigh the risk $86 and free shipping for a new unit. Answer:	I have this installed in my garage with an 11 ft ceiling.. It comes with a expandable pole to reach the loop to pull the door down. Once that is done, being 5ft 9 inches tall, I use a 3 step stool to stand on to fold out the ladder to the floor. I also use the step stool to stand on when folding it back up. I have had it installed for almost a year now and have always opened and closed it by myself.

There are 2 warnings for battery power, but instructions say to replace batteries yearly even without seeing warning. If changed quickly, you don't lose anything, but they say you don't lose programming-only date and time if slow like me!

Answer:	nope.. if it were it might come down when you pull the door down... as said it attached to the floor of the attic which also saves space...you are given a bar with a plastic hook to pull it down.. works really well..

Answer:	I can only say that without modification, the spring mechanism will not allow vertical retraction. Mines served me well although a bit flimsy, is equally as light, compact and functional. I'm 185, I couldn't recommend it for anyone over 220.

Answer:	Yes, it should work provided that the other clearance requirements are met (it does require some space above and behind the attic opening where the ladder sits when it is stowed).The ladder is on the light weight side. I weigh @ 220 and I feel like I am about as heavy as could use it.

Answer:	I installed ours in my garage. The last 2 1/2 feet also fold; so, unlike others I've seen, this one has two hinged sections, rather than just one. Depending on the size of your framed opening this should give you 2 to 3” of adjustment room. Another approach would he to fold the bottom edge evenly around the perimeter by the amount you need to shorten the height, secure the folded part it with duct tape, And then staple it to the frame.

Answer:	This appears to be correct. I would also contact them through email with Amazon once you place your order. Give them the exact measurement. I did receive my ladder and it will go up this week. I will Let you know how that goes. It did take about 4 weeks to arrive.
