14 best driveway sealers
Driveway sealers are products used in home improvement and maintenance to protect and enhance the lifespan and appearance of asphalt or concrete driveways. These sealers form a protective barrier on the surface of the driveway, guarding it against the damaging effects of weather, UV rays, oil spills, and other contaminants. Here's what you need to know about driveway sealers:
Types of Sealers:
- Asphalt-Based Sealers: These are commonly used for asphalt driveways. They are made with asphalt and provide a dark, matte finish.
- Coal Tar-Based Sealers: Coal tar sealers are highly durable and offer excellent protection against water and UV damage.
- Acrylic-Based Sealers: Acrylic sealers work well on both asphalt and concrete driveways. They provide a glossy finish and are known for their quick drying time.
Benefits:
- Protection: Driveway sealers create a waterproof barrier that prevents water penetration, reducing the risk of cracks and potholes.
- Enhanced Appearance: Sealers can enhance the curb appeal of your driveway by giving it a fresh, dark look (in the case of asphalt-based sealers) or a glossy finish (with acrylic sealers).
- Durability: Regular sealing can extend the lifespan of your driveway by protecting it from UV rays and oil stains.
- Ease of Maintenance: Sealed driveways are easier to clean and maintain.
Application:
- Before applying a sealer, the driveway must be thoroughly cleaned of dirt, debris, and any oil or grease stains.
- Cracks and potholes should be repaired before sealing.
- Sealers can be applied with a brush, roller, or sprayer, depending on the product and your preference.
- It's important to follow the manufacturer's instructions regarding application and drying times.
Drying Time:
- The drying time for driveway sealers can vary depending on factors like temperature and humidity.
- In general, most sealers require 24 to 48 hours to fully cure and provide optimal protection.
Maintenance:
- To maintain the protective qualities of the sealer, it's recommended to reseal your driveway every 2-5 years, depending on wear and tear.
Safety Precautions:
- When applying driveway sealers, wear appropriate protective gear, including gloves and eye protection.
- Ensure good ventilation during application, especially with coal tar-based sealers, which can emit fumes.
Environmental Considerations:
- Some areas have regulations regarding the use of certain types of driveway sealers, particularly coal tar-based products, due to environmental concerns.Check local regulations before purchasing and applying a sealer.
In summary, driveway sealers are essential for maintaining and protecting asphalt and concrete driveways. They come in various formulations, each with its own advantages, and can significantly extend the lifespan of your driveway while enhancing its appearance. Proper preparation and application are key to achieving the best results when using driveway sealers.

User questions & answers
Question: | For a cut line appr. 3" deep, is it necessary to fill completely or can I just run a bead to fill top 1/2" or so. Will it collapse into void below |
Answer: | Your best bet would be to fill the void with material first....ie, stone dust or something like it that will pack down. Your correct, your bead will collapse if you don't build up the crack first. |
Question: | Can i put it after sealing the driveway for cracks |
Answer: | Hi, yes you can, but for the best look, I would fill the cracks 1st and then use the coating, it makes the job look even better! Thanks! |
Question: | How many LF does one tube fill |
Answer: | When cutting the tube feeder to about 1/2" I was able to fill about 5-feet of 1/4 to 1/2 crack. |
Question: | Will this product prevent weeds/grass growing in sidewalk/driveway “seams |
Answer: | I used this two or three years ago. I first pulled any weeds or grass growing in the seam and I am sure I didn't get all of the roots. Then applied this product. Nothing has grown back, yet. If there are a lot of weeds or grass growing in the seam, maybe use a weed killer first. |

User questions & answers
Question: | Is heating this product required |
Answer: | No heating. It is like a heavy paint and required heavy mixing before use. I use a power drill and paint mixer paddle. But needs to be used at temperatures above 70F so it can dry. |
Question: | Can this be used on recycled asphalt millings |
Answer: | No.. this stuff it’s going to allow you to recycle or fill cracks. It’s more like paint. It won’t work to fill any cracks or mix it with gravel.. |
Question: | How much area does 1 bucket cover |
Answer: | About 20x20 feet |
Question: | How do you apply it apply |
Answer: | I pour a little out enough to cover about 6-8 sq ft and then use an applicator that has a broom on one side and a squeegee on the other. I brush the sealer on to fill the cracks and then use the squeegee to move the excess to the next area to be covered. |

User questions & answers
Question: | Can this be used on exposed aggregate concrete. If not, can you recommend something |
Answer: | DryWay can be used, but not advised. Our LastiSeal Brick & Concrete Sealer would be the better choice of sealer. If you are looking for a glossy finish, use an acrylic sealant. |
Question: | what type of sprayer is recommended |
Answer: | I would (and did) use an 18”roller. A sprayer will not put down enough product. However, I’m not pleased with this product overall and would recommend you use a different waterproofer. |
Question: | Has anyone uses this product to seal the concrete floor in a garage? Just built a new garage and want to find somthat will prevent oil stains and what not. Thanks |
Answer: | It's an excellent product that would certainly work. I would be more inclined to use epoxy in the garage however. |
Question: | When applying this product does the temperature of the concrete and surround air matter? What is the recommended range |
Answer: | The instructions tell you to apply the product when air and surface temperatures are between 45 and 90 degrees. I applied in the summer, but waited until late afternoon when the sun was not shining on the surface. I applied with a 3/8" nap roller. The instructions tell you to put on a thin layer, which is pretty much what I did. I just tried to spread the liquid evenly. Sometimes it would pool lightly, but that didn't seem to cause a problem. Within a few minutes, it was drying and it eventually dried evenly. It has been months now and the surface still obviously has the sealer on it. It's not visible, but when the lawn is watered, the water doesn't sink into the concrete. A thin layer of water stays on top of the concrete. So it definitely works as advertised. But I can tell you this. The sealer will not prevent the black algae fungus that typically develops on concrete from forming. I live in Florida, and that already is beginning to happen to my sealed concrete. So you're going to need to clean the concrete eventually after you've sealed it. I think sealing the concrete will prevent oil leaks from penetrating deep into the concrete as they typically do. But it won't stop the fungus from forming. |

User questions & answers
Question: | I’m looking to seal with a natural matte finish; in other words no wet look. does this have a gloss/wet look finish |
Answer: | No gloss look. When dry looks the same as before it was applied. When rains it puddles in some places. It was exactly the look I wanted around my pool. |
Question: | After you open this product, what is the shelf life by which the remainder must be used |
Answer: | Stored at room temperature the SX5000WB will last at least one year. It's not uncommon for the product to still be usable closer to two years. |
Question: | Will this reduce Radon gas |
Answer: | This is a sealant for pavers, etc. Radon Gas: no! You may need to see a contractor. |
Question: | Do you have a product with a longer life span? I |
Answer: | 7-10 years is typical for a high quality, high solids Silane-Siloxane water repellent sealer. That is considered to be the max life of any good water repellent. The only type of sealer that is longer lasting is a silicate sealers like the Armor S2000 or Armor L3000. Silicate sealers chemically react to form a calcium silicate hydrate barrier within the pores that reduces the sizes of the pores, therefore increasing the strength and density. The calcium silicate hydrate can only be removed when the concrete itself is removed. Silicate sealers don't cause water and other liquids to bead off the surface however. The only benefit you get with a silicate sealer is an increase in strength and density. |
Product features
How Does It Work?
The Armor SX5000 WB penetrates into the substrate where it chemically reacts to form a hydrophobic (water repellent) barrier within the pores. The hydrophobic barrier, which can last for up to 7-10 years, will reduce the absorption of surface water by up to 95%! By reducing the absorption of water on the surface, damage and deterioration caused by water absorption, such as cracking, spalling, and pitting will also be reduced. Even after the bead goes away, you will notice that the sealed surface dries faster and looks cleaner for years.
Uses
The Armor SX5000 WB is the perfect sealer for unsealed concrete, paver, brick, stucco and natural stone surfaces. If you want to protect your substrate without changing the look or color, the Armor SX5000 WB is the best sealer for your application. Common applications include concrete and paver driveways, walkways, brick patios, pool decks, garage floors, above grade foundation walls, cinderblock retaining walls, basements, and chimneys.
The Armor SX5000 WB helps to reduce damage and deterioration caused by water absorption such as cracking, spalling, and pitting.
Coverage & How to Apply
Coverage:
One gallon of the Armor SX5000 WB will cover up to 175 square feet per coat. Two coats are recommended to achieve the maximum life and performance benefits. Coverage can vary depending on the porosity of substrate and the application method.
Application:
The Armor SX5000 WB is very easy to apply.
Step 1: Make sure the surface is clean, dry, and free of any other sealers or coatings. If the surface has been pressure washed, allow at least 24 hours for the substrate to completely dry.
Step 2: Using a roller or sprayer, apply 1 even coat. While the surface is still wet, apply a second coat.
Step 3: Allow the surface 24 hours to fully react and dry. Do not apply if it is expected to rain within 24 hours. Ensure any irrigation systems are turned off, or directed away from the newly sealed surface.
Frequently Asked Questions
Will this give me a wet look? No, the Armor SX5000 WB will not give you a wet look. The Armor SX5000 WB will not change the look or color and you surface will look exactly as it did before being sealed. If you want a wet look sealer, consider the Armor WL550, Armor AR350, or Armor AR500.
Will the surface be slippery when wet? No, the Armor SX5000 WB will not leave behind a slippery surface film. It works entirely below the surface in the pores.
Is the product UV stable? The Armor SX5000 WB works below the surface, inside the substrate and is not exposed to UV rays.
How long does the product last? The Armor SX5000 WB can last for up to 7-10 years before the need to reseal. User questions & answers
Question: | can it be used on flagstone |
Answer: | The AR500 should not be applied to Flagstone. Acrylics usually delaminate prematurely from natural stone and clay surfaces. |
Question: | Can this also be used for wet cast pavers/block |
Answer: | Yes, in the product description it says poured concrete and concrete pavers. It just says not to use it for brick or natural stone. Wet cast is pretty much the same thing as poured concrete which is what this product is used for. |
Question: | Can I use it on top of Behr wet look water based silicate sealer |
Answer: | The AR500 should not be used over Behr wet look sealers (compatibility issue). |
Question: | I have a patio and a side walk I'm considering doing. Other than cleaning the surface, how is this applied |
Answer: | Hi! The key with any acrylic is making sure that the surface is completely dry. Once you have cleaned it, allow it to dry for 24 hours before applying the AR500. It is best to apply the AR500 in the late afternoon or early evening, when the concrete has had a chance to cool from exposure to the hot sun. You can apply it with a 3/8"-1/2" shedless nap roller. Two coats are suggested if this is your first time sealing so get a nice consistent gloss. Space the coats out 12-24 hours. Please let me know if you have any other questions! |

The Latex-ite Airport Grade Driveway Filler Sealer is an asphalt emulsion-based low-VOC formula designed to beautify and protect your blacktop driveway. This non-skid sealer fills hairline cracks (1/8 in. or less) and is polymer fortified for added durability. Helpful hints before you seal your driveway: 1) Purchase an extra pail: any unused portion can be saved for touch-ups (running out during the project may result in color variations). 2) Flip pails overnight prior to application (it will be much easier to mix in the morning and will ensure consistency). 3) Do the project all at one time without starting and stopping. 4) Check the weather and make sure no rain is forecasted and it is at least 55 degrees F at night (a cold driveway will not allow the sealer to cure properly). 5) Check latexite.com for further tips and how-to videos. (Please note: if product is not available to order in your area, it is due to nighttime temperatures.)
- Fills, seals driveways; up to 400 sq. ft. per pail
- One-coat formula; polymer fortified for strength, longevity

User questions & answers
Question: | After applying, how long do i have to wait before i can cut my tile |
Answer: | 24-48 Hours. |
Question: | fire pit sealers for hi heat |
Answer: | I'd have to say no on that one. It could probably take a little heat but anything close to direct flames, forget it. |
Question: | My intent is to use this at an entry door, I live in Seattle, will this make the stone slick |
Answer: | I don't know for sure, but with the way it looks and feels on my table, I would think that yes, it will make the stone slick. |
Question: | How do you apply it? Brush, spray bottle, pesticide spray hose etc? I'll be using it for about 30 stones approx 7"x |
Answer: | We applied it to a slate floor with a wool pad applicator, made for applying floor finishes. Worked well. We were going to use a paint roller, but since the instructions didn't mention that in its list of ways to apply, I was worried it may create bubbles or cause problems. The instructions do list a pad applicator, paint brush, or low presure sprayer. The consistemcy out of the bottle is about like skim milk, or watered down Elmers glue. Dries within an hour, pleasant smell, easy to work with. Did 3 coats. We are extremely pleased with the results. |

User questions & answers
Question: | Will toughcrete 8500 work on a garage floor that has already started to pit |
Answer: | My garage floor was pitted due to road salt in the Chicagoland area. I scrubbed and scraped the pitted areas with a metal ice breaking bar to remove any loose material, washed it with concrete cleaner and then applied the Toughcrete. It's been two winters now and I don't see any new or worsening pitting. |
Question: | I have a new garage with new concrete. can i apply this before we start using it or do i have to wait? also can i apply colored sealer over it later |
Answer: | Ideally you should wait approximately one month for the concrete to fully cure after it is poured to apply ToughCrete - at that point you are definitely safe to apply ToughCrete. To answer your second question, applying a colored sealer later on is going to be fine. ToughCrete is a breathable sealer and will penetrate into the capillaries of the concrete and prevent water absorption and the surface of the concrete (after some time and wear and tear) should be in good shape for a colored sealer to go over top. There should be no adhesion issues but we always recommend doing a test sample prior to applying another product over top of ToughCrete to ensure the adhesion is acceptable. Let us know if you have any other questions! |
Question: | Can this sealer be applied over an acid etching stain |
Answer: | Yes. Once the acid etching stain is fully cured you can apply ToughCrete. Let us know if you have any other questions! Thanks. |
Question: | Does this sealer leave a gloss on the concrete or does it dry with a matte finish |
Answer: | ToughCrete leaves no gloss at all. Most of the time it doesn't even darken the concrete at all after it dries. If you're looking for a sealer that will provide sheen or gloss this is not the product, otherwise, TouchCrete is just what you're looking for! Let us know if you have any additional questions! Question: | Can this work as a waterproofing sealant for basement walls to keep out dampness |

Question: | Would this work long term on a concrete living room floor? I'm not wanting a high gloss finish |
Answer: | Probably not what you would want to use. I used it outside on my patio pavers and it left a glossy finish on them. |

How Does DOMINATOR Paver Sealer Protect My Paver Investment & Improve the Durability & Longevity of my Pavers?
Why do I need these supplies?
- The sprayer will help distribute the product more evenly on the surface. Any sprayer will work for our products, although high pressure sprayers will allow higher coverage rates.
- The roller should be used to back-roll any puddles or drips, and to smooth the sealer in textured areas. If you’ve re-sanded the paver joints, ensure that the sand is 1/8” below the top of the paver surface to avoid pulling it up on the roller.
- The extension pole will be used to attach to the roller handle and roller nap. This will allow you to roll onto the surface without bending over.
- The tape will be used to secure the protective paper or plastic on areas that you don't want the sealer to enhance, such as your doors, garage door, garden, ect.
- The protective paper (plastic or paper) will be used to block off the areas where you don't want sealer to be applied.
- Penetrating high solids acrylic coating with unmatched bonding characteristics.
- Durable, long lasting. Stands up to abrasion, hot tire pick up, hot and cold temperatures.
- High gloss finish. Will bring out color in dulled substrates.
- Can be used on poured concrete, stamped concrete, concrete pavers, and aggregate concrete.
- Great for exterior concrete driveways, patios and walkways.
User questions & answers
Question: | Can i use this over epoxy shield (with chips) garage floor coating to obtain a higher gloss finish |
Answer: | Applying the AR500 acrylic sealer over epoxy is not recommended. We do have customers that apply the Foundation Armor UTN60 over the clear water based Armor Epoxy within the epoxy's recoat window (as soon as the Armor Epoxy is not tacky). The UTN60 is solvent based but still bonds exceptionally well to our water based Armor Epoxy for a high gloss finish that is chemical resistant and does not yellow. You may find that the UTN60 will bond and perform well over the Epoxy Shield when applied within its recoat window. If you have any technical questions about Epoxy Shield or compatible products, we recommend that you contact Rustoleum (the manufacturer). |
Question: | After drying, is it slippery |
Answer: | Hi! The Armor AR500 is an acrylic coating so it will leave a surface film that can be slippery when wet. We do offer a non-slip additive that can be mixed directly into the top coat before applying to provide you with more surface traction. |
Question: | Anybody know about how long the smell lasts? Windows open and fans blowing the whole house still reeks giving the family a headache |
Answer: | I used this product on my OUTDOOR patio and not inside my house so I could not tell you how long it smells. I don't think it's meant to be used inside. |
Question: | Can I apply this to river rock exposed to daily full sun |
Answer: | The AR500 is not recommended for natural stone. |
