I just don't know if I can could tell yo with confidence that there is 3' extra feet in the length. Additionally, the circumference of a 12' tree may take of more of the bag as well. Sorry.....

Answer:	I purchased it just last year so I don't know if it will hold up. I do know the 7 ft tree did not fit and I could not close the bag.

Answer:	No. We have a 7 foot, 3 section tree and it is too small. The bottom section will not fit in the bag, it is too long. The bag is too small to fit all 3 sections and even come close to zipping.
